Entrepreneurship sometimes calls for more than a standard solution

A business does not always fit into an application form, especially when growth, property, financing and international activities come together. MZS Group is here for entrepreneurs whose questions call for an answer beyond the usual approach.

You see an opportunity. A property that could be given a new use, an investment that could move your business forward, or a partnership across borders. You know the background and understand why the next step makes sense. Yet you cannot move forward. The funding application does not fit the model, a procedure takes longer than your schedule allows, or different advisers each examine a separate part of the situation.

As an entrepreneur, that can feel as though you are facing obstacles at every turn: from the bank, from public authorities, or from the way tax obligations affect your business. Meanwhile, you want to build, invest and take responsibility.

MZS Group aims to be the point of contact for entrepreneurs who, in that situation, need someone to examine the whole picture. Someone who understands the ambition, identifies the obstacles and works with you to establish which next step is both responsible and achievable.

When a good plan falls outside the standard criteria

Banks, public authorities and tax administrations have different responsibilities. A lender must be able to assess repayment. A municipality checks a development against the applicable framework. A tax authority applies tax rules. Those assessments do not automatically align with the timing and interdependencies of a business plan.

For the entrepreneur, the difficulty often arises between those separate assessments. The lender wants clarity about a property's use. Meanwhile, the purchase must be prepared. The appropriate ownership structure also depends on the partners involved and the future operation. Looking at only one element makes it easy to miss the consequences a decision has elsewhere.

Finding an appropriate financing route can itself be an obstacle. In September 2026, the Netherlands Chamber of Commerce, KVK, reported that more than a third of entrepreneurs with financing needs had at some point abandoned an application because they did not know how to approach it or became stuck in the process. The research concerns financing, but highlights a familiar difficulty: without an overview, a plan may never even receive a proper assessment.

The entrepreneurs MZS works with

MZS focuses on entrepreneurs and investors whose questions bring together property, capital and business. The need is often specific: making a transaction possible, organising a project more effectively, or turning a complex situation into decisions that can actually be made.

This might involve an entrepreneur who wants to buy business premises while retaining liquidity for the company. Or a property owner who wants to refurbish, let or refinance a building and finds that these choices depend on one another. The same connections matter in international business: what appears logical in the Netherlands must also fit the realities of Spain or the United Arab Emirates.

The size of a plan does not tell the whole story. Its substance, the parties involved, the available information and the willingness to make decisions are at least as important. An initial conversation should establish what the real question is and whether MZS can add value.

First understand the underlying question

Conversations often begin with: “I am looking for financing.” Another question may lie beneath that request. How do I bridge the period until a sale? How do I keep sufficient funds available during refurbishment? How do I structure agreements with a co-investor? Or how do I prevent the financing from expiring before my project starts generating income?

These questions lead to different solutions. The objective therefore deserves attention before a product or structure is chosen. An initial assessment should consider points such as:

  • What do you want to achieve, and why does it matter now?
  • Which commitments have already been made, and which decisions remain open?
  • Where is progress blocked: financing, timing, structure, information or collaboration?
  • What own funds, assets and income are available?
  • What outcome would be acceptable if the original plan needed to change?

The answers clarify what a solution actually needs to do. Sometimes additional capital is required. Sometimes a different sequence, a smaller first phase or better coordination between existing parties will help more.

The connection between consultancy, property and private capital

MZS Group connects three areas of activity. Consultancy helps analyse the question and prepare decisions about structures, property projects and financing. MZS Estates focuses on property. MZS Capital explores selected private financing and investment opportunities.

That combination matters when a question crosses several disciplines. A property decision affects the financing. The financing influences the room available for setbacks. And the ownership and cooperation arrangements determine who carries which responsibilities.

For legal and tax matters, we coordinate decisions with the specialists involved. The value for the entrepreneur lies in a common starting point: the same facts, the same timetable and clarity about which decision is needed from whom.

An example of a question that goes beyond financing

Suppose an entrepreneur wants to acquire a property, improve it and then let it. This is a hypothetical example. The bank wants greater certainty about future income, while the entrepreneur needs to make a purchase decision.

Simply finding another lender would address only part of the question. Clarity is also needed about permitted use, technical works, the required equity contribution and the period without rental income. If refurbishment takes longer, financing costs may continue while income starts later.

A useful next step is therefore a coherent dossier: what is being bought, what needs to happen, what funds are required at each stage and how will the financing ultimately be repaid? This reveals whether the opportunity is achievable, which elements need to change and which conditions matter in the purchase agreements.

Looking further also requires clear boundaries

Where another party stops because of its working methods or preferences, MZS wants to investigate whether another route is possible. That takes creativity and sound business judgement. A solution must be financially affordable, capable of being documented legally and practical to implement.

Sometimes it is sensible to change a project's phasing, gather additional information or postpone a purchase. An honest answer is part of a tailored approach. It prevents a temporary solution from creating a greater obligation than the business can later sustain.

Our entrepreneurial history began near Amsterdam in 1990 and took us through Spain to Dubai. That background underpins our approach: attention to the business behind the dossier, international contacts and local market knowledge where the situation calls for it.

How to prepare for an initial conversation

A fully developed plan is not always necessary to start the conversation. A clear summary does help. Describe your objective, preferred timing and main obstacle. Where available, add information about the business, the property, existing financing and the partners involved.

Explain what has already been tried. Understanding why an earlier process stalled can provide valuable insight. Was the risk considered too high? Was information missing? Did the project fall outside that party's preferences? Each answer calls for a different next step.
